If you are in the market for a new home, a home inspection can bring you peace of mind by helping you understand what you are getting before you buy.

Longhorn Inspections inspects all types of residences - single family homes, multi-building residences, duplexes, condominiums - in all price ranges, from homes below $100k to multi-million dollar estates.

No house is without its minor issues, and just because a house has a few problems does not make it a bad investment! Even houses with serious problems could be good investments if the price is right. Danny's inspections are extremely thorough, ensuring that you have the most possible information at your fingertips when you make a decision. Why should I get a home inspection?
The benefits of home inspections are twofold: They help determine whether there are catastrophic flaws in the structural or mechanical elements. They protect your investment over the long term. I will give you a great deal of information about minor problems, which, if not addressed, can eventually cause major problems.



What does an inspection cover?
Inspections cover structural and mechanical components of your home, including: foundation, grading and drainage, roof and roof structure, interior and exterior walls, ceilings, floors, doors, windows, fire places, porches and decks, electrical systems, heating and cooling systems, plumbing systems, water heater, built in appliances, garage door and operator, door bell, dryer vent, smoke alarms, sprinkler systems, pools and spas. Inspections do not include cosmetic items, although they will be noted.



What types of homes do you inspect?
We inspect all types of residential properties: single family homes, multi-building residences (detatched garages, main and guest houses, pool houses, etc.), duplexes, and condos that range in price from below $100k to multi-million dollars.

How long does the inspection take?
Inspections are very thorough. The average minimum time is three hours, while larger houses may take an entire day.



How far in advance can I set up an inspection?
Inspections are generally booked two days in advance, but next day service is sometimes available.

How is an inspection done?
Inspections are based on Danny's 22 years of experience as a contractor. Such a background allows him to identify often overlooked problems such as improper roof flashing and improper roof bracing in the attic. These two mistakes are found in over half the houses he inspects. He also tests every accessible outlet instead of the sampling required by TREC. He notes all problems as he works his way systematically through your home, from ground to roof. He prefers the buyer to be present during the inspection. If that isn’t possible, then the buyer should be present at the conclusion of the inspection so he can brief you about any problems he sees and show you in person where they are.
